What does a home inspection include?

What does a home inspection not include?
Inspections do not include code compliance, environmental testing (such as mold, radon, or asbestos), concealed or inaccessible areas, or predicting future performance of systems unless specifically agreed to in writing.
When will I receive my inspection report?
Inspection reports are typically delivered within 24 hours of the inspection, unless otherwise stated.
Is a home inspection a pass/fail test?
No. A home inspection is not a pass/fail evaluation. The report provides information about the condition of the property to help you make informed decisions.
Can a home inspection find every problem?
No. While inspectors aim to identify material defects, no inspection can uncover every issue, especially hidden or future conditions.
Do you offer additional or specialty inspections?
Additional services such as wood destroying organism inspections, sewer scope inspections, are available for an additional fee.
How much does a home inspection cost?
Pricing depends on the size, age, location, and type of property, as well as any additional services requested. Quotes are provided during scheduling.
What should be done to prepare for a home inspection?
Ensure all areas are accessible, utilities are on, and pets are secured. Access to attics, crawlspaces, electrical panels, and mechanical systems is important.
Can the inspection report be shared with others?
Reports are prepared for the client named in the inspection agreement. Sharing the report with third parties is permitted at the client’s discretion, but reliance by others may be restricted.
